Five adjoining shophouses located at 112 to 116 Amoy Street (below) are up for sale by expression of interest. The shophouses, which have been refurbished, occupy a total site area of 11,759 sq ft and have a combined gross floor area of about 27,000 sq ft. The site has a single floor plate design on the ground floor and is zoned for commercial use. The units are currently tenanted by Beng Hiang Chinese Restaurant, and Roomorama.
Sammi Lim, associate director of investment properties at CBRE, the sole marketing agent for the shophouses, recently brokered the sale of a newly refurbished shophouse on South Bridge Road that fetched $13 million, or $2,300 psf. Based on the latest transaction price achieved on South Bridge Road, market sources estimate that the price of the five shophouses on Amoy Street could amount to at least $62.1 million. Lim says retailers, property funds, private equity, family businesses and highnet- worth individuals continue to show keen interest in shophouses.
